Uptown Tower Project Moves Ahead

Granite Properties announced on April 4 that it is moving forward with the construction of 23Springs, set to be the largest office building in Uptown Dallas when complete.

The 2.5-acre development has been in the planning stages since 2018. Boosted by the infusion of new financing and a prominent new tenant, the proposed 26-story office tower in Uptown Dallas is scheduled to begin construction in June 2022. The project is expected to be completed by March 2025.

GFF, a Dallas architecture firm, designed the high-rise structure. The general contractor will be DPR Construction.

According to The Dallas Morning News, in 2012, Granite Properties purchased what was formerly Cedar Maple Plaza at the corner of Cedar Springs Road and Maple Avenue. Three office buildings on the property will be torn down to make way for the new development.

Once completed, 23Springs will be the most expansive office building in Uptown Dallas, encompassing 626,215 square feet of space. The elegant glass tower will be a striking new feature in the Dallas skyline, with double X-brace columns. Glass will be a central element of its design, spanning from floor to ceiling and providing unobstructed views of the city.

A pair of retail buildings spanning 16,000 square feet will also be a part of the development. Both are expected to feature restaurants, though one will aim for the fast-casual market, while the other will rival higher-end food establishments.

The tower’s name is rooted in the geography of the high-rise’s location, both historical and current. In the 19th Century, two springs ran through the site, while the number is a nod to the property’s address — 2323 Cedar Springs.

Financing for the tower came from Bank OZK, previously known as Bank of the Ozarks. In addition to providing the funds to construct the building, the bank will also lease over 110,000 square feet of space for the company’s new regional headquarters, the DMN reports.

“We could not be happier to provide Bank OZK a brand-new regional headquarters in our most recent development in Dallas,” said Will Hendrickson, senior managing director of Granite Properties. “Bank OZK’s commitment is a testament to the project, and we look forward to realizing our vision for 23Springs together.”

According to Hendrickson, 23Springs will provide engaging experiences through modern architecture, compelling amenities, and green space in one of Dallas’s strongest submarkets.

Amenities will include:

  • A two-story hospitality-driven lobby featuring a coffee and wine bar.
  • An indoor lounge with a golf simulator.
  • A large conference center and boardroom.
  • An outdoor lounge with full AV-enabled conference facilities.
  • Two restaurant buildings positioned on either side of the office tower: a one-story building designed for several fast-casual restaurants with patio seating facing the park and a two-story building set to become an upscale restaurant.
  • A half-acre tree-lined park.
  • A private motor court.
  • Valet parking.
  • Six stories of underground parking.
  • EV charging stations and bike storage.
  • Destination dispatch elevators.

“Its multiple social spaces are designed to enhance productivity, connection, and community,” Hendrickson added.

The press release states that 23Springs will be wellness-focused, with a high-end fitness center, a touchless path from the garage to the office, 14-foot floor-to-ceiling windows, clean air technology, and plenty of green space to work or meet outside.

23Springs is designed “green” to achieve LEED Silver and Fitwel certifications. A rainwater harvesting system and low-flow water fixtures will be included as sustainability features, reducing indoor water consumption by 50% and energy consumption by 14%.
