City Green-Lights New Senior Living Community

Following a zoning change approval from the City of Dallas, a senior living community near Highland Park is set to move ahead.

The Dallas City Council greenlit a zoning change approval that will allow the construction of a senior living complex in the 3700 block of Inwood Road near Lemmon Avenue, west of Highland Park. Harbert South Bay Partners, a senior housing development business based in Dallas, is building the planned three-story facility, which is expected to be completed by the end of 2026.

The firm says it has experience developing or redeveloping over 80 properties totaling more than 11,000 units. It focuses primarily on private pay independent living, assisted living, and memory care projects, targeting deals between $50 million and $300 million in size.

Last year, The Dallas Express reported that Harbert South Bay was eyeing the Inwood Road project. Plans to replace the existing 52-unit Fairwood apartment complex with a 290,000-square-foot senior living facility were reported at the time. The new community will include a parking garage, a large internal courtyard, and three acres of independent and assisted-living units.

The new senior living community will also be conveniently located between Dallas Love Field Airport and UT Southwestern Medical Center, contributing to the site’s attractiveness.

“We feel there is a great need in this market for luxury senior living with a neighborhood feel… The proximity of the site to the residential areas of the Park Cities, Bluffview, and Preston Hollow, combined with nearby healthcare facilities such as UT Southwestern Medical Center and Parkland Hospital, puts this location in the middle of what we are calling ‘the wealth to health corridor,’” stated Harbert South Bay CEO Patrick McGonigle, per The Dallas Morning News.
