Massive $300M Texas Ranch for Sale

Someone is just $300 million away from becoming a Texas land baron.

Brewster Ranch stretches across 430,305 acres near Marathon, Black Gap Wildlife Management Area, and Big Bend National Park.

Currently listed at $299,061,975, this assemblage of historical ranches can also be sold as five separate ranches going for between $625 and $795 per acre.

With its pine-covered mountains, limestone hills, cottonwood gallery forests, desert floors, Rio Grande riverbanks, and grasslands, the property epitomizes the vastness and the wild spirit of Texas, offering a potential investment or an expansive recreational retreat.

As its listing agents aptly described it, “It’s big, it’s Texas, and it’s wild!”

These past few years, the cost of rural land in Texas has been on the rise. The average cost per acre of rural land grew from $4,000 in 2022 to $4,625 in Q2 2023.

Of the tens of thousands of rural listings seen on Land And Farm, the median price is $359,000.

Meanwhile, the average value of Texas farm real estate is presently $2,900 per acre, climbing from $2,650 seen last year.

Cropland and pastureland have similarly seen rises of 7% for $2,590 and $2,200 an acre, respectively.

Ballooning agricultural land values have been a nationwide phenomenon, with average prices per acre rising 7.4% year over year from $3,800 to $4,080. However, Texas pastureland prices surpass the national average of $1,760 per acre.

The Lone Star State currently has the greatest amount of acreage available for sale in the country — an ample 4 million acres for a market value of $48 billion.

These expansive rural landscapes featuring a kaleidoscope of varying terrains encompass a myriad of opportunities for prospective land buyers.

Brewster County, home to the colossal Brewster Ranch, is just one of the areas of the state seeing rural land sales.

For instance, LandWatch shows rural land listings for sale amounting to a value of over $8 billion in the Dallas Prairie region and over $5 billion in the Fort Worth Prairie region. The average prices of these listings are $739,069 and $589,215 for those seeking a slightly more budget-friendly way of becoming a Texas land baron.
