Developer Plans 2,500 Homes in Local County

A Dallas-based development firm is building a new residential community in Denton County called Treeline.

Hillwood Communities has already broken ground on the first phase of the 800-acre residential community that will include up to 2,500 treehouse-inspired single-family homes located minutes away from Fort Worth’s AllianceTexas corridor.

The Treeline development is set to feature top-end amenities, 2,500 homes, an elementary school, commercial space, parks, and more, The Dallas Morning News reported.

Hillwood Communities — founded by real estate mogul Ross Perot Jr. — has already built several master-planned communities around North Texas. The firm’s Pecan Square and Harvest developments were considered two of the top-ranked communities in the nation during the first half of 2023, according to RCLCO Real Estate Consulting.

Despite being smaller than the firm’s previous 3,000-to-4,000-unit communities, Treeline will still contain all the essential amenities enjoyed by the firm’s other residential developments. First-phase amenities will include an indoor event space, an event lawn, an amphitheater lawn, a food truck lane, a resort-style pool, pickleball courts, and more, DMN reported.

Treeline will be an extension of what Hillwood Communities has already built, according to Fred Balda, president of Hillwood Communities.

As part of the first development phase, the nation’s leading homebuilders will construct more than 700 single-family homes. Homebuilders involved in the project include Pulte Homes, Tri Pointe Homes, American Legend Homes, Beazer Homes, David Weekley Homes, D.R. Horton, Highland Homes, and HistoryMaker Homes.

“It took nearly no time to fill up our list of builders,” said Balda, per DMN. “There’s just more demand than supply, and I should say, more demand for quality, good neighborhoods.”

Homes completed in the first phase will range from just under $400,000 to the mid-$500,000s and will be available for sale in mid-2025, according to Hillwood Communities.

Although Hillwood is still working through design plans, Balda said the surrounding oak trees and a flowing creek will heavily influence the construction of the Treeline community.

“Mother Nature is really nice to us here, and so we want to preserve as much of that as possible and therefore carry that theme throughout the community where we can,” he said, DMN reported.

The Dallas Express reached out to Hillwood Communities to learn more about the project but had not heard back by press time.

As previously reported by The Dallas Express, North Texas has been going through boom times in terms of development and population growth. Cities like Denton, Frisco, and Fort Worth have been enjoying the benefits of the dynamic in recent years. However, builders have been showing less interest in Dallas, which has actually lost population.

Overburdensome regulations and slow permitting times have reportedly made Dallas less than ideal to build in, as reported by The Dallas Express.
