Mixed-Use Development To Expand in DFW

A mixed-use development in North Texas will expand with the construction of a nearly 17,000-square-foot building for a restaurant and other tenants.

According to a state filing, the single-story building is part of Crossroads at Terrell — a 255-acre development in the Dallas suburb on I-20 and U.S. 80 in Kaufman County. With an estimated construction cost of $2.45 million, the project includes an expected delivery date of March 30, 2025.

Encompassing 600,000 square feet, Crossroads at Terrell is anchored by Film Alley movie entertainment center.

“Film Alley is a multi-venue facility that includes eight full-service dine-in auditoriums with a Premium Large Format theater, 24 lanes of family and academy bowling, state-of-the-art redemption arcade with Virtual Reality, full-service dining at 5S Rock Bar & Grill, and private party rooms,” according to the Terrell Economic Development Corporation (TEDC) website.

Crossroads at Terrell is adjacent to the Buc-ee’s-anchored Terrell Market Center, another mixed-use development, at I-20 and FM 148. Retailers and restaurants in those developments include Five Below, Academy Sports & Outdoors, Burke’s Outlet, Marshalls, Ulta Beauty, Ross, Raising Cane’s Chicken Fingers, Freddy’s Frozen Custard, Chipotle, Taco Bueno, Chick-fil-A, Taco Cabana, Chili’s, and Olive Garden.

Nearby, the Shops at Terrell feature several brands, including Famous Footwear, Reebok, Nike Factory Store, Sunglass Hut, Jockey, and Old Navy.

“The Shops at Terrell features over 177,000 square feet of leading designers and brand name manufacturers. The Shops at Terrell are a popular regional attraction, with 85% of its customer base located outside of Terrell, coming from as far away as Shreveport. The outlet mall is in a high-traffic area, located off I-20 near SH 34,” according to the TEDC website.

Rashmi C Inc. is the design firm listed on the filing for the new building at Crossroads at Terrell.
