The owners of 23Springs have secured their third tenant for the luxury office tower in Uptown Dallas.

According to The Dallas Morning News, Chicago-based Sidley Austin is leaving its Dallas office at McKinney & Olive and leasing more than four floors at the building on Cedar Springs Road. Bank OKZ and Deloitte have also leased space at 23Springs, The Dallas Express has reported.

Highwoods Properties and Granite Properties own 23Springs and McKinney & Olive, where Sidley Austin currently leases 80,000 square feet. At 23Springs, the law firm plans to lease more than 118,000 square feet, DMN reported.

A 26-floor tower, 23Springs will encompass 625,000 square feet and include an upscale customer lounge with a golf simulator, fitness studio, restaurant space, neighborhood park, and six levels of underground parking.

“Surrounded by scores of dining and living offerings, 23Springs is located in the dynamic — and walkable — heart of Uptown,” reads the office tower’s website. “This remarkable address provides enviable accessibility to the adjacent Central Business District as well as cultural and entertainment corridors, including the Dallas Arts District, Victory Park, the West End, Deep Ellum, and the Design District.”

23Springs is expected to open in 2026.

“We’re excited Sidley has selected 23Springs to relocate and expand their office,” Paul Bennett, Granite’s senior managing director, said in a statement, according to DMN. “The development’s leasing velocity remains strong and reflects the continued robust demand for premier office space that is exceptionally located and walkable to shops and restaurants.”

Founded in the 19th century, Sidley Austin employs thousands of attorneys in the United States, Europe, and Asia, according to its website. It opened its Dallas office in 1996, per DMN.
