Local Mixed-Use Development Doubling Number of Apartments

Construction Begins on More Apartments in Mixed-Use Development

More apartments are being constructed at a mixed-use project east of Dallas.

The Terrell Market Center and Crossroads at Terrell, located at Interstate 20 and FM 148 in Kaufman County, will soon be home to another apartment community.

The Terrell Market Center and Crossroads started with a major shopping center that was launched in 2019. The mixed-use center has more than 550,000 square feet of retail.

In 2021, a 270-unit apartment was opened in the development. Now, construction has begun on a 300-unit rental community, a project meant to stretch across 11.5 acres.

Batson-Cook Development Co. and Ventures Development Group recently broke ground on the project, called The Southerly at Crossroads. 

The rental community will feature a pool with cabanas, a fitness center, an outdoor amenity deck, a dog park, and a game room. It will also have a co-working space. Developers expect the first apartments in the project to be ready in late 2023.

Arrive Architecture Group is working as the architect in the project, while the general contractor is Construction Enterprise Inc.

First Horizon Corp. will be providing financing with equity from Origin Investments.

Rob McConnell, principal with Ventures Development Group, said in a statement that the project makes the sixth community the company will work on from the ground up in the Dallas-Fort Worth Metroplex.

“We look forward to contributing to the growth of this area,” McConnell said.

“With apartment demand in the Dallas suburbs continuing to outpace other submarkets across the MSA, and supply limited, The Southerly at Crossroads has strong tailwinds already,” said Litt Glover, president and CEO of Batson-Cook Development.
