A new state-of-the-art industrial complex in the metroplex is set to welcome two significant tenants.

The Fort West Commerce Center in Fort Worth is a collection of three buildings with a combined footprint of over 530,000 square feet that sits on just under 23 acres of land. The massive complex was developed by Dallas-based Creation Equity, a self-described “real estate development and alternative investment firm.”

Initially, Creation expected the three individual buildings to be subdivided further among multiple tenants. However, two buildings have already been reserved for the exclusive use of two companies.

Big Ass Fans, based out of Kentucky, will operate its central U.S. distribution hub out of the industrial complex. They will be housed in the 221,444-square-foot building on the property.

Lockheed Martin will use the second building. The aerospace corporation intends to utilize the 136,165-square-foot space for storage and distribution.

While the metroplex’s real estate market has experienced challenges in recent months, Creation’s principal of Texas, Taylor Mitcham, says North Texas remains attractive for investment.

“We’re very lucky for all the same, typical things everybody mentions with D-FW being centrally located and with so much population growth. Having two major cities here with two different economies is huge,” Mitcham said, per DMN.

Earlier in March, The Dallas Express reported that Portland-based Ethos Commercial Advisers LLC plans to expand its operations into Dallas. This followed previous news that the real estate investment firm Menashe Properties is similarly opening an office in the city, citing growth opportunities.

While Mitcham is uncertain how the market will look as we move further into 2024, “right now,” he said, “the optimism in the market is very much palpable.”
