DFW Commercial Real Estate Activity

Despite concerns of a softening market, the metroplex continues to witness commercial real estate activity.

In early February, The Dallas Express reported that commercial property values in North Texas have been dropping. However, the sector remains active, with multiple deals cited by The Dallas Morning News:

Recently Sold Properties

  • Iron Horse Ranch: New Dimension Investments II LLC purchased the 27.5-acre property on Iron Horse Court in Rhome.
  • Sam Moon Center: a local investor has purchased the over 38,000-square-foot fully-leased shopping center in Frisco.
  • 5301 Wilbarger Street: Logistics Fund I, a partnership between Chicago-based Timber Hill Group and Champion Realty Advisors, purchased the 40-acre industrial outdoor storage yard in Fort Worth. At the time of the sale, 88% of the property was leased.
  • CentrePort 2: Sterling Investors have acquired the nearly 431,000-square-foot- industrial building south of the DFW International Airport.
  • 10222 Garland Rd.: The 5,568-square-foot retail space in Dallas was sold by JDBM Texas LLC.
  • Southfield Park 35 Building 4: The massive 165,475-square-foot warehouse in Southern Dallas was sold by Seefried Properties and Affinius Capital to Revelation 320 LLC, a firm tied to Uttermost Company, a wholesale furniture seller.
  • Acreage in Mansfield: R. Horton purchased a 6.6-acre plot from Village Homes at Matlock Road and Country Club Drive. The firm plans to build 48 attached townhomes on the acquired land.
  • 1503 W. Airport Freeway: ASM Irving Offices LLC bought the 4,800-square-foot office building on just over 0.4 acres from Riya Travel & Tours Inc.

  • 3103-3105 E. Avenue E: Filter Group USA Inc. has leased the 5,000-square-foot industrial building in Arlington.
  • 805 Secretary Dr.: Firetronix Systems of Texas LLC has leased the 3,000-square-foot industrial space in Arlington.
  • 3205 Bishop Dr.: Rock Boxing Academy Inc. leased the 4,431-square-foot commercial property in Arlington.
  • 303 Business Park: My Scooters and ATV’s LLC leased the over 3,000-square-foot space on Pioneer Parkway in Arlington.
  • Crosby Trade Center 200: Acceleration LLC subleased the nearly 32,000-square-foot industrial building on Crosby Rd in Carrollton.
  • 916 113th St.: DSG TEC USA Inc. leased the almost 28,000-square-foot commercial property in Arlington.
  • Royal Jetstar Tech Center: Freedom Furniture & Design has subleased over 15,000 square feet of space at the building on W. Royal Lane in Irving.
  • 5131 Sharp Street: The 12,600-square-foot industrial space was leased by McMahan’s Flooring Inc.

While there appears to be plenty of commercial real estate activity in the greater area, new builds on the commercial side continue to be hampered by the Development Services Department in Dallas, which has been plagued by inefficiencies under soon-to-depart City Manager T.C. Broadnax, as previously reported by The Dallas Express.
