Construction of a pair of buildings at Bonds Ranch Marketplace in Fort Worth is set for April after Weitzman began developing the site near U.S. Highway 287 earlier this month.

Anchored by Kroger, the retail space covers more than 31,000 square feet, according to a state filing. It bears a construction cost of $3.6 million and has a January 2025 delivery date. A spokesperson for Weitzman did not return a message seeking comment about which tenants may be moving into the development.

The developer broke ground at Bonds Ranch Marketplace on November 9. The 128,000-square-foot Kroger Marketplace will include a fuel station, with freestanding and other retailers expected to be built for “a neighborhood-focused mix of shops, dining, services, medical and beauty users,” according to the company’s website. The design firm listed on the filing is Hodges Architect of Dallas.

Kroger will add a Starbucks location to the store that will also include home goods, outdoor products, toys, and other merchandise.

“Bonds Ranch Marketplace is bringing a key retail destination to Northwest Fort Worth, one of the fastest-growing areas in Texas,” Weitzman reported. “With a three-mile radius of the center, the population reports five-year growth of 17.1 percent and now totals 63,452 residents in 20,677 households with an average household income of $131,580.”

Fort Worth has become a hotspot for all kinds of real estate development in recent years, arguably outshining Dallas in certain respects. Development projects have seen delays and other issues related to Dallas’ building permit process under City Manager T.C. Broadnax.
