North TX Community Approves Mixed-Use Project

Officials in a North Texas community have approved a zoning change allowing for the construction of a 267-acre mixed-use development near I-30 over the next several years.

An $800 million project, Lafayette Crossing in Fate will include retail, office, and restaurant space, single-family and multi-family housing, a 120-room hotel, as well as parks and green space.

“Lafayette Crossing is a one-of-a-kind project that not only meets the requests of our citizens for commercial development but also paves the way for a prosperous future for generations to come,” Fate Mayor David Billings said in a news release. “This development represents more than just bricks and mortar; it symbolizes the city’s commitment to economic opportunity, distinctive identity, and managed growth.

“By embracing this opportunity, we will create a vibrant destination that not only enhances the quality of life for our residents but also generates positive economic impact and opportunities for businesses to thrive.”

Developer D-F Funds GP of California is expected to break ground in fall 2025 on Phase 1, which includes a road connecting Memorial Parkway to Woodcreek Boulevard to coincide with the Texas Department of Transportation’s expansion of I-30. Phase 1 is expected to open around spring 2028.

“We want to create a regional destination within Fate that pays respect to the past while establishing fiscal sustainability for future generations,” developer Jim Wills said in the release. “Lafayette Crossing is a high-quality, commercially driven development that will serve as an employment and entertainment hub for Rockwall County. We want the existing neighborhoods to thrive because of this development and support business that [is] already here.”

“For more than a quarter of a century, the parcel of land situated at the northwest corner of Interstate 30 and Memorial Parkway has remained an untapped resource in this suburban town,” reads the release. “However, the prolonged vacancy presents an unparalleled opportunity for growth and reinvestment in Fate. With strategic planning by the city and thoughtful design by the developer, Lafayette Crossing reflects the character and values set forth in the Forward Fate Comprehensive Plan.”

Lafayette Crossing will include more than 30 acres of park space around apartments, condos, duplexes, cottage court units, and single-family homes in a walkable community.
