New Coffeehouse Concept Coming to East Dallas

A new coffee concept is scheduled to open this spring in Dallas’ Lake Highlands neighborhood.

Following the finish-out of the site location at White Rock Shopping Center, East Dallas Middle Ground is expected to open in May, according to a state filing. The project bears an estimated construction cost of $120,000.

The coffeehouse plans to host community workshops led by local artisans, per its website. Additionally, guests can book a private room to use as a workspace. A kid-friendly room is also available. The expansive space will boast a cozy atmosphere, including a custom bar, couches, and plenty of outlets for phones and laptops.

Owned by Tiffani Kocsis, the neighborhood coffeehouse is a realization of her childhood ambition.

“Opening a coffeehouse has been my dream since I was 12 years old, and I’m excited to finally bring it to life with East Dallas Middle Ground!” Kocsis posted on the company’s website. “I grew up in coffee shops (my first love was Bean Town in Sierra Madre, California) and love the culture and community that arises when you find your place.”

“In a lot of ways, it’s the same way I feel about East Dallas. I moved to the area in 2009 from out of state and it quickly became the only place that felt like home — and has been at the center of my life since.”

In a nod to the East Dallas landscape, Middle Ground is a celebration of the area’s neighborhoods and people.

“From our quirky patio to the vintage 1949 coffee shop sign to the murals and use of only local vendors, our guests know they can always find a great drink and a big dose of community within our walls,” the website states. “We love to meet our neighbors, hear your stories, cheer you on, and share what makes East Dallas so special.”

East Dallas Middle Ground is located at 718 N. Buckner Blvd., Ste. 324. Hours of operation will be Monday – Friday, 6 a.m. – 4 p.m.; Saturday and Sunday, 7 a.m. – 4 p.m.
