Major Financial Firm Moves to Downtown Dallas

A commercial real estate finance firm has signed a new lease in downtown Dallas.

Lument, a New York-based company, will be moving its Dallas offices from Uptown near the Crescent into the Plaza of the Americas, near its parent company, Orix USA, which has offices in the Trammell Crow Center on Ross Avenue.

Lument is a nationally-recognized leader in multifamily and seniors housing finance.

In September, the firm provided a $34.7 million Fannie Mae acquisition loan for Wexford Townhomes, a 122-unit multifamily property in Duncanville, a southern suburb of Dallas.

“We made the decision that the best location for our company to thrive was in downtown Dallas,” Lument’s chief financial officer, Bob Kirkwood, said in a statement. “The location in the Plaza of the Americas will allow us to successfully meet the needs of our clients and create a space that will attract and retain top talent.”

The firm’s Dallas office employs about 120 people. Lument worked with CBRE Group, a commercial property real estate firm, to find and acquire their new location.

Jihane A. Boury, a senior vice president in CBRE’s Dallas office, explained, “The location and amenities offered at Plaza of the Americas will help our client establish an excellent long-term position for success.”

Boury and CBRE’s executive vice president, Clay Vaughn, represented Lument in lease negotiations. The building owners—M-M Properties in partnership with Clarion Real Estate—were represented by Transwestern‘s Kim Brooks, Justin Miller, and Laney Delin.

Lument has more than 30 offices across the United States, including locations in Austin and Houston.

The new office in Dallas occupies an entire 22,725-square-foot floor at 700 North Pearl Street in the Dallas Arts District.

Downtown Dallas has been one of the area’s top office leasing markets, with more than 1.4 million square feet being leased in the last 12 months.
