The Frisco City Council recently gave the green light for the development of a new townhome community known as The Oasis at Cobb Hill.

At the Frisco City Council meeting held on April 18, the plans to turn the 7.8-acre plot of land into approximately 54 townhome lots were approved, per Community Impact.

The earlier efforts by Rahele Lameh, Saied Esfahani, and Frisco Independent School District to see the plot on the southeast corner of Frisco Street and Cobb Hill Drive rezoned for this project were put on hold back in February.

The three applicants had asked the Frisco Planning and Zoning Commission to rezone the property from agricultural to planned development townhome use.

But commissioners and residents alike were hesitant due to the plot being a skinny stretch of land located directly next to FISD’s Memorial High School.

“I’m very much in favor of townhomes, but I’m also in favor of the right density in the right place,” explained Steve Cone, P&Z commissioner, per Community Impact.

After the initial plan was tabled, the owners met with Cobb Hill residents and homeowners association members on February 23 to discuss the townhouse project, per Community Impact.

The rezoning request was revisited by P&Z commissioners at their March 28 meeting and ultimately recommended for approval.

Because of the location of the property, certain adaptations will be made.

For instance, John Lettelleir, Frisco’s development services director, explained that its long and narrow shape would dictate the direction in which the townhome lots can face, per Community Impact.

The owners will add front porches to the townhouses in order to meet Frisco’s open space requirements. The plans filed with the city also include open spaces with gazebos and detention basins.

Fences and sidewalks will be put in as well.

Much has yet to be decided on, with Council Member Bill Woodard also suggesting that a path leading directly from the townhouses to the high school be considered, per Community Impact.

Yet, as noted by Lettelleir, the location of the townhomes makes it so that this path would lead directly into the high school’s parking lot.

Adding that this was something to be discussed with the owners, Lettelleir remarked that “the last thing you want is people walking through the middle of a parking lot,” per Community Impact.

As The Dallas Express reported, Frisco will also be getting a new apartment complex constructed just south of U.S. Highway 380 at The Link. According to the developer’s filings with the city, construction on 352 rental units spanning 573,659 square feet will begin this July and wrap up by November 2025.
