Dallas-Area Suburb Ranked One Of the Hottest ZIP Codes In The U.S.

A small North Texas community has been named one of the hottest ZIP codes in America for new movers, according to a recent national analysis.

Lavon’s 75166 ZIP code ranked No. 5 in the country for moves per capita in October, based on new data from MovingPlace, which measured the number of new movers per 1,000 existing residents nationwide.

Lavon, located about 32 miles northeast of Dallas in Collin County, recorded 10.8 moves per 1,000 residents last month. The city, with a population of roughly 13,800, was listed as a top destination for people seeking more affordable living outside Dallas while still maintaining proximity to major job centers.

The report noted Lavon was the No. 1 hottest ZIP code in September, though relocations dipped by 7.7% from September to October.

“When looking at the top ZIP codes in each state, it’s clear that less populated ZIP codes often show dramatic month-over-month increases, sometimes exceeding 100 percent,” the report said. “Larger cities, by contrast, maintain consistently high move volumes without extreme spikes.”

Texas cities also dominated MovingPlace’s total move volume ranking, which measures the raw number of incoming residents each month.

McKinney’s 75071 ZIP code ranked No. 5 nationwide after gaining 298 new residents in October. The suburb previously ranked No. 8 among the most popular ZIP codes for movers during the first five months of 2025.

The report cited McKinney’s strong schools, public safety ratings, and access to outdoor recreation as major draws. The suburb has also continued to rank as one of the hottest housing markets in the U.S.
