A master-planned housing community in Princeton recently entered its second development phase, which will bring 353 new single-family homes to the area.

Located north of McKinney on the southwest side of Longneck Road and New Hope Road East, Eastridge is a 547-acre, 2,400-home project spearheaded by the Plano-based developer Green Brick Partners.

This massive $640 million endeavor will see a mix of homes erected in phases by builders Meritage Homes and Trophy Signature Homes. Available in a variety of floor plans and on sites between 40 and 60 square feet, the houses will go for a starting price of $308,900 and $413,921 for Meritage and Trophy Signature Homes, respectively.

As Yvette Rhea, Trophy Signature Homes’ vice president of marketing, told The Dallas Morning News, the home styles will vary between modern, traditional, and modern farmhouse, giving the community a more attractive look.

“What’s nice about that is you’re not having so much of a cookie-cutter neighborhood,” explained Rhea.

While the prices will be a major draw for first-time home buyers, couples with school-aged children, and empty nesters looking to downsize, the new community has a lot more to offer.

Situated 40 minutes from Dallas in 90 acres of surrounding greenery, Eastridge is outfitted with an array of amenities, including resort-style pools, workout facilities, indoor and outdoor cooking areas, a clubhouse, basketball courts, and walking trails.

“There is just so much green space with plenty of lawn areas to kick the soccer ball,” said Rhea.

Neighborhood activities will be organized by a lifestyle director, bringing the community together through book clubs, themed parties, food truck nights, and more.

Rhea believes that another major point of interest for those with school-aged children is that Eastridge will be in the McKinney Independent School District, namely in the attendance zones of Webb Elementary School, Scott Johnson Middle School, and McKinney North High School.

“Eastridge is unique. It is in the Princeton area, but it is McKinney schools, which a lot of people love,” Rhea told the DMN. “It is one of the rare communities in McKinney schools, but it’s at an entry-level home price that’s unheard of. So it’s crazy popular right now.”

As previously reported in The Dallas Express, several revitalizing projects were undertaken ahead of the upcoming school year across different McKinney ISD campuses.

A new elementary school, Frazier Elementary, was also constructed using the city’s 2021 school bond program to help alleviate overcrowding amid growing enrollment numbers.

The third phase of the Eastridge development is expected to start next year.
