The Design District in Dallas is getting a new addition for the first time in decades. Developers are starting construction on the 10-story high rise this summer at 1333 Oak Lawn Ave. The new office will be called Thirteen Thirty Three. Quadrant Investment Properties, based in Dallas, is partnering with Federal Capital Partners (FCP), a Maryland-based real estate investor, to bring the 120,286 square-foot project to life.   

According to Quadrant Properties Founder Chad Cook, Thirteen Thirty Three is set to open in the third quarter of 2022. FCP and Quadrant have previously worked together to put up other properties in the Design District, including the landmark International at Turtle Creek showroom and office complex on Irving Boulevard. 

“We believe there is significant demand for a smaller-scale office building that still provides the full offering of non-commodity amenities,” said Cook in a prepared statement. He said that this project is a culmination of that thought process and that Quadrant is focusing more on “curating the culture of their companies.”

Some of the amenities that come along with this project include a large ninth-floor community lounge and fitness center, two terraces that have views of the Dallas skyline, and a spot for a full-service restaurant on the ground floor. The sixth through tenth floors will house the office spaces.

Dallas-based Merriman Anderson Architects handled the design process for the project, and commercial property firm Transwestern’s Paul Wittorf, Kim Brooks, Laney Underwood, and Natalie Serio are already leasing the property. 

Quadrant Investment Properties first started developing more sites in the Design District in 2019. This came after their successes with previous establishments in Dallas’ Oak Lawn district and downtown. They also leased a block of office space late last year; Alto, a Dallas-based rideshare company, will use it as their headquarters.

Quadrant has been designing and planning architecturally in Dallas for the last 34 years.
