Local commercial real estate firm Foundry Commercial is marketing the sale of a nearly four-acre redevelopment site near the bustling Victory Park neighborhood.

Located at 703 McKinney Ave., The Brewery is a 3.6-acre development site featuring an existing 41,000-square-foot building and its surrounding land.

Owned by Provident Realty Advisors and The Kroenke Group, the property is touted as an attractive opportunity due to its unsurpassed visibility, access, and walkable attractions. The site offers several development options for potential buyers. Buyers can redevelop the property, renovate it, or expand the existing building.

“This site is and has been a quintessential part of Dallas’ history,” said Leon Backes, owner and CEO of Provident. “We are delighted to be partnering with Foundry Commercial as they bring The Brewery to market to contribute to the building’s next chapter and are excited to see how the future of this phenomenal site unfolds.”

According to Foundry’s marketing material, The Brewery was initially developed in the 1880s for local brewers but eventually became a notable part of the Dallas nightlife and arts scene.

Not only does the redevelopment site provide access to a historic part of Dallas’ urban core, but a future vertical development on the property would grant the buyer a “rare and spectacular 360-degree view of Dallas.”

“We are thrilled to be working with Provident Realty Advisors and The Kroenke Group to bring this exceptional property to market,” said Foundry commercial senior vice president Marty Neilon in a statement.

“This is a truly iconic location with walkable lifestyle amenities, incredible access, rich historical character, and some of the best zoning in Dallas. We can’t wait to see who purchases this site and what they create here,” he added.
