A new luxury property is coming soon to Dallas. Presidium announced on April 12 that it had broken ground on a new 344-unit development called Valley View. The complex will be located in Farmers Branch at 13214 St. Lawrence Circle at the site of the former Lift Apartments.

Each unit will feature numerous luxury touches, including 9-foot ceilings, natural wood-inspired flooring, stainless steel appliances, and custom quartz countertops. Built-in desks will add to the high-end ambiance of the units. Each unit will include a purpose-built mudroom, energy-efficient clothes washers and dryers, and voice-activated thermostats.

“Presidium is intimately familiar with the location, and surrounding sub-market, having owned this property and surrounding assets for over 15 years,” Co-CEO and Co-Founder of Presidium John Griggs wrote to The Dallas Express.

“By transforming the existing 1970’s1970’s 100-unit multifamily project into a luxury, mixed-use multifamily community, our goal is to help redefine the Eastern entry to Farmers Branch as a highly sought-after destination. Ultimately, we’re hoping that Presidium Valley View can accommodate the increasing volume of people moving to the area and support fostering the next generation of Farmers Branch that could really define the city’s future.”

The project will be built in two phases, with the first phase expecting completion in late 2023. The second phase will begin in 2024. The second phase will add additional units around the area of the first phase to develop an apartment community.

“Thanks to explosive job and population growth stemming from low taxes and a local government known for being very pro-business development, DFW has been at the top of the list for some of the largest headquarters relocations in the world in terms of where they’ve decided to expand,” President of Development for Presidium Mark Farrell said in a press release. “This surging sub-market presents us with the perfect opportunity to develop a truly unique and new living option for future residents.”

The luxury community will include access to numerous amenities provided by Presidium Valley View. The plans call for the construction of a club room, a coffee bar, a game room, a theater lounge and golf simulator, a state-of-the-art fitness center, a social lounge and catering kitchen, and a business center with private meeting spaces.

Exterior amenities will offer luxurious swimming pools and private cabanas, a courtyard with fire pits that features a Zen influence, a dedicated lawn for yoga, a private dog park, and outdoor kitchens for residents to entertain visitors.

Presidium intends to create an integrated community environment that will utilize numerous modern technologies. Features like keyless entry doors and other conveniences will be controllable through an app. 

“Farmers Branch is known for its safe, family-friendly atmosphere with a highly rated public education system and excellent connectivity to various employment and entertainment districts,” Farrell wrote. “With this in mind, our goal for Presidium Valley View was to blend the best of urban and suburban living into the community’s design.”

Presidium has yet to establish prices for the initial phase of units. Both phases of the project should be completed by 2026.
