Work has begun on a major overhaul of a North Dallas shopping center, the most ambitious project at the site in more than a decade.

The Plaza at Preston Center is undergoing a $5 million renovation in multiple phases this year. The mall has not seen a project so large since an underground parking garage and office tower were built between 2010 and 2012.

Almost every building in the iconic complex located at the southeast corner of Preston Road and Northwest Highway in University Park will be refreshed as part of the undertaking. The renovations, including a new color scheme and brick paver sidewalks, come as the center celebrates its 75th anniversary.

Amanda Throckmorton Welles, a partner at Venture Commercial, the company that oversees the property, said the center has shaped the neighborhood over its 75-year history, “delighting shoppers and diners with an unmatched experience.”

“We have carefully curated The Plaza at Preston Center to marry up-and-coming concepts with local favorites for decades, and are look forward to sharing that … with more and more Dallasites and visitors throughout 2025,” said Welles, per WFAA.

“Explore Dallas’ premier collection of boutiques and restaurants, where up-and-coming concepts mingle alongside iconic Dallas favorites. From casual to couture, stylish interiors to the great outdoors, The Plaza at Preston Center is where everyday life is transformed into an elegant experience,” reads a description on The Plaza’s website.

The luxurious outlet includes stores like Betty Reiter, Bibbentuckers, and Bachendorf’s. On the dining front, you can find restaurants like iL Braco, Muchacho, and R+D Kitchen.

Fortunately, shoppers can still visit the mall while the renovation is underway, though you should expect to encounter some parking adjustments.

In addition to the refresh, The Plaza at Preston Center is also expecting at least four new tenants this year: designer dress & swimwear retailer Trina Turk, women’s boutique Y-OHR, a Travis Street Hospitality restaurant called Frenchie, and medical spa Viva Day Spa.
