The developer of Heritage Ranch in Sherman is scheduled to complete the initial construction of Phase 1 of the project in February, according to a Texas Department of Licensing and Regulation filing.
A 440-acre master-planned community at U.S. 75 and State Highway 82, Heritage Ranch at full build-out will include more than 750 single-family homes, with parks, ponds, trails, a community pool, and commercial, retail, and entertainment space. Covenant Development of Sherman and Frisco-based Rockhill Capital & Investments are behind the project.
Phase 1 includes the residential development of Heritage Ranch. Encompassing 171 acres, houses will be built by Highland Homes and K. Hovnanian Homes on lots ranging from 40 feet by 120 feet, 50 feet by 120 feet, and 60 feet by 120 feet. Prices for the homes start at around $450,000.
The original press release for the project anticipated that homes would be available starting sometime in late 2023 or early 2024.
The initial projected $500,000 cost for construction of Phase 1 covers “Single Family Subdivision and supporting infrastructure,” according to the state filing. Plano-based Spiars Engineering is the design firm on the project.
The commercial development of Heritage Ranch will span about 254 acres north of State Highway 82 between Plainview Road and Heritage Parkway. A 112-acre entertainment district is also planned for Heritage Ranch. According to its website, Covenant Development’s portfolio includes commercial, healthcare, and multifamily properties in Sherman, Denison, Live Oak, San Marcos, and Cedar Hill. Rockhill’s portfolio includes developments in Sherman, Celina, McKinney, and Rockhill.
Spiars has completed residential and commercial projects in Dallas, Fort Worth, The Colony, Plano, Carrollton, Little Elm, McKinney, Frisco, Prosper, Melissa, and Richardson.
