North Texas Ranch Lists for $24.9 Million

A North Texas ranch located approximately 1.5 hours from Dallas has been listed for just under $25 million.

The Red River Recreational Ranch Retreat, also known as the 5R Ranch, spans 2,300 acres in Cooke County, Texas, and includes four miles of recreational land along the Red River.

The $24.9 million ranch is subdivided into two plots of land. The first parcel is a 2,100-acre+ plot of land that features the main property – a large home for family or corporate events.

According to Dallas-based real estate agency Icon Global, the firm marking the property, the other plot of land is a 158-acre+ parcel, which is listed as a separate “possible” sale for a potential commercial sand quarry.

“It is rare to find such a large, diverse ranch available, and rarer still to find a parcel with such river frontage,” said Icon Global CEO Bernard Uechtritz, per WFAA. “This ranch incorporates such incredible and beautiful, nature, natural capital, wildlife diversity, and ecosystems.”

According to the listing, the ranch resides in a wildlife sanctuary encircled by lush natural landscapes and miles of highly developed roads, trails, food plots, and agriculture. The property has 250+ acres of agriculture surrounded by ancient hardwood riverfront timber.

Wildlife is abundant on the ranch land, with frequent sightings, including free-ranging white-tailed deer, waterfowl, turkeys, hogs, bobcats, coyotes, and more.

The sprawling ranch also features several beaches with easy access points that make watersports and river recreation a “year-round focal point of the ranch,” Icon Global notes in the listing. The firm also recognizes the ranch’s “excellent potential” for an equestrian facility.

The 5R Ranch offers sophisticated amenities, tranquility, security, and “tasteful, exquisite improvements with sweeping views of the Red River Valley.”
