New details have emerged surrounding the massive mixed-use project in the North Texas suburb of Mansfield.

Dallas-based Stillwater Capital Investments LLC is leading the impressive project to bring a six-acre lake, boardwalk plaza, and half-mile canal loop to the city. Stillwater has been working with the City of Mansfield to develop a 210-acre site, expected to cost more than $1 billion. The city previously purchased roughly 10 acres of the site, known as The Reserve, which will house the new City Hall and act as the development’s anchor.

The area, described as the “modern city center,” will include walkable, mixed-use neighborhoods, lots of green space, entertainment venues, and a full-service hotel. At full buildout, the area will welcome “urban-styled retail, office, medical, and residential use,” according to a description from Stillwater.

The development sits adjacent to the Methodist Mansfield Medical Center on East Broad Street, between State Highway 360 and U.S. Route 287.

“This groundbreaking plan embodies sustainable urban design, providing community-focused space and an activated outdoor environment for residents and visitors to enjoy,” said Stillwater Capital Partner Clay Roby in a January 30 press release. “Today’s announcement is a testament to what can be achieved when public and private partners work together to realize a forward-thinking vision for the future and we’re grateful to play a part in this journey.”

The press release added that the project has generated over $300 million in initial public and private investments and is forecast to create “thousands of jobs, boost the local economy, and contribute to the ongoing evolution of the area.”

Construction will begin on the new city hall, primary public spaces, and commercial and residential developments by the third quarter of this year, with portions of the project starting to open in 2027.

“I tell people in the community to dream with me, this City Council and staff, because The Reserve is going to be a special place that Mansfield has never seen before. The Reserve and Mansfield’s new city hall will be the perfect civic space where people can conduct local business, participate in their local government, and gather to make memories as one community,” Mansfield Mayor Michael Evans said in the release.
