More Apartments Coming to Frisco Station

Construction of a fifth residential property at Frisco Station near The Star is scheduled to begin in September.

According to a state filing, the project is a two-building, 410-unit development on the southwest corner of John Hickman Parkway and Gridiron Road. With an estimated construction cost of nearly $94.2 million, it has a delivery date of November 2026.

Frisco Station is a 242-acre mixed-use development between the Dallas North Tollway and Legacy Drive. It already includes more than 1,200 apartments at The Casey, Skyhouse, Cadence, and Bexley and is home to the AC Hotel, Canopy by Hilton, and Residence Inn. Frisco Station offers 3 million square feet of high-rise office space, 1 million square feet of corporate campus space, and 32 acres of parks and trails. The Hub is a “center of activity” for entertainment, dining, and shopping.

Hillwood Communities of Dallas, The Rudman Partnership, and VanTrust Real Estate are behind the Frisco Station development.

Hillwood’s portfolio also includes Harvest in Denton County, Pecan Square in Northlake, Union Park in Little Elm, Lilyana in Celina, Treeline in Justin, and Ramble in Celina. The Rudman Partnership owns more than 17,000 acres, including 6,000 in North Texas. In 1962, it acquired the land on which Frisco Station is being developed.

Kansas City-based VanTrust has regional offices in Dallas as well as in Phoenix, Arizona; Jacksonville, Florida; and Columbus, Ohio. Its portfolio includes multifamily, retail, hospitality, office, and industrial properties.

The Texas Department of Licensing and Regulation filing shows that Dallas-based GFF is the design firm for the project.
