A massive new multi-billion dollar development is planned in Anna, a city in North Texas.
Known as Liberty Hills, the community is anticipated to feature 1,800 homes, luxury apartments, and commercial spaces at full buildout. The project will occupy over 1,000 acres in Collin County off U.S. Route 75, north of Rosamond Parkway/County Road 370, about an hour’s drive north of Dallas.
Phase one of the project will develop 74 acres on the site’s east side. It will include 269 homes starting in the $500,000s with floor plans ranging from 1,800 to 4,000 square feet. Grand Homes, Shaddock Homes, William Ryan Homes, and Perry Homes are all involved in the first phase of construction.
Land development firm Veritas Communities, LLC, plans to welcome additional builders for the 11 subsequent phases of the project’s residential component. As for commercial amenities, those are set to break ground in Q3 and Q4 of this year.
Veritas has committed to investing $50 million in infrastructure in partnership with the City of Anna. The investment will include the construction of an east-west thruway that will cross over U.S. 75 via Mantua Parkway and Strandridge Boulevard.
All in, the project is forecast to generate an investment value of $3 billion, said Anna Economic Development Corporation head Bernie Parker.
The land for the development was initially purchased by Collin County-based real estate investment firm Old Prosper Partners LLC in 2022. Portions of the plot were then sold off to homebuilders for eventual residential development.
Old Prosper is the same firm that later acquired another 1,000+ acre lot in Denton County the following year, as reported in The Dallas Express.
“Our priority remains on expanding Anna’s diverse housing footprint to accommodate for growth, and also on offering a city with an outstanding lifestyle where neighbors can feel a deep sense of community pride,” Parker said in a statement, per Dallas Business Journal.
Between July 2022 and July 2023, Anna was ranked the fourth-fastest-growing city in the county, according to U.S. Census Bureau estimates.
Residents are expected to begin moving into Liberty Hills by 2027.
