Grand Prairie is set to grow with a massive new master-planned community.

Known as Goodland, the 5,000-acre project from Dallas real estate development firm Provident Realty Advisors will welcome 15,000 residences at full build-out. The new development will be located south of U.S. Highway 28, spanning both Ellis and Johnson counties, extending the city’s southern border by 1,500 acres.

More than just housing, Goodland, a “city within a city,” is expected to include retail, restaurants, schools, churches, and trail systems.

“Goodland harkens back to a simpler way of life. Imagine kids playing hopscotch or neighbors catching up on the front porch. This is not the sprawling suburbs of northern DFW or your typical master-planned community. This is a Texas town in the making with a new pattern of life,” said Rylan Yowell, Managing Director at Provident, in a release from the City of Grand Prairie.

Goodland’s central location — a 45-minute drive to anywhere in the metroplex — will give residents access to tens of thousands of jobs, says the release from the city.

“This is a significant step in our city’s development… Unlike many of our neighboring cities, we have the unique advantage of new development opportunities to our south that will drive the growth and prosperity of our city. We recognized the opportunity and took decisive action,” said Mayor Ron Jensen.

Yowell says the development will have housing options to accommodate a wide range of budgets, “from townhomes to custom homes, to gated active adult communities and everything in between.”

Provident intends to incorporate more than 1,600 acres of the site’s creek corridors and floodplain land into the project’s design. The result will be a development intertwined with the natural surroundings.

Provident has been busy lately. Last month, The Dallas Express reported that the development firm had acquired the more than 800,000-square-foot Lakeside Campus in Richmond. The firm, founded in 1991 by CEO Leon J. Backes, has developed over $5.5 billion in real estate projects.
