A project that will see a luxurious neighborhood with multi-million dollar properties come to life has broken ground in North Texas.

The new neighborhood called The Preserve, situated in the $10 billion, 2,500-acre master-planned community of Fields Frisco, within PGA Frisco’s championship golf courses, has officially started construction. Once complete, The Preserve will feature 233 luxury homes on more than 267 acres from 10 local home builders.

Three builders, Alford Homes, Coats Homes, and Starside Builders, are the first to break ground. Bella Custom Homes, Endurance Homes, Faulkner Perrin Custom Homes, Hawkins-Welwood Homes, Shaddock Custom Builders & Developers, Sharif & Munir Custom Homes, and Ventura Custom Homes will soon join them.

As it stands, 105 lots are available for sale. The lots range in size from 6,800 square feet to more than one acre and are priced between $500,000 and $3 million. The homes themselves are expected to start at $3 million and go as high as $25 million.

Of course, residents will be close to world-class PGA golf courses. They will also be surrounded by over 20 miles of hiking and bike trails and enjoy access to a swimming pool, fitness center, playground, and racket courts.

The wider Fields development will be comprised of nine separate villages and neighborhoods. Ultimately, the massive development is expected to feature 3,500 single-family homes.

“There is nothing that has even been done that is ambitious as this, where you really mix a suburban-type feel, residential feel combined with incredible walking amenities, parks and open space — and also blend it with density … It is really going to create a really fun lifestyle,” Frisco Mayor Jeff Cheney said about the Fields development in 2022.

Fields is a joint project by The Karahan Cos., Hunt Realty Investments, Chief Partners, and Cross Tie Capital. As previously reported in The Dallas Express, Hunt Realty and Karahan are the firms behind Fields West, a $2 billion urban district that will occupy 55 acres within the development.

Universal Studios is also building a new theme park at Fields. In addition to rides, shows, and restaurants, the $550 million theme park will also include a 300-room hotel.

The Fields development is, in part, a response to the growing population in the area. As detailed earlier this year in The Dallas Express, the city’s population has grown nearly 17% since 2020 alone.
