Jonathan Miller always gets it right. I had just read his latest Housing Notes newsletter when this gorgeous Crescent Estates Custom Homes mansion popped up in MLS, cementing Miller’s latest report on luxury real estate.
Miller is president and CEO of Miller Samuel Inc., a real estate appraisal and consulting firm he co-founded in New York in 1986. He’s one of the most reliable sources on what is happening in the market and pays special attention to luxury real estate. This is what he had to say about this market segment:

Although high-net-worth individuals have been flocking to Dallas for decades, the pandemic took luxury real estate here to a new level. At that time, I was told by multiple luxury real estate agents that we did not have what the market was demanding. Buyers from California and New York wanted new construction with better finish-out and more amenities. Builders and developers got to work and started knocking new luxury construction out of the park. No one has done it better than Crescent Estates Custom Homes.
When this gorgeous house hit the market on Friday, I decided to run over and take a look. I don’t often have the time to see houses in person, but when both Dave Perry Miller listing agent Charles Gregory and luxury stager George Bass told me this was one I really had to see, I believed them. Of course, they were correct. The photos are beautiful, but nothing beats an in-person experience in a luxury home.
The walled and gated 1.8-acre estate is in the heart of Preston Hollow, in one of the most coveted neighborhoods in Dallas, so that’s an immediate attraction. I think we will see a lot of builders imitating this Crescent Estates Custom Home because it’s full of great ideas that should be emulated. First of all, it’s primarily a one-level house. We simply don’t see enough of these, and from everything I’m hearing, there’s an increasing demand. The home also has an amazing amount of light without being a glass box. Almost everywhere you turn there are floor-to-ceiling windows and sliders allowing light to filter through each room and beautiful views of the backyard.
Leo Amaya, vice president of Crescent Estates Custom Homes, knew from the framing stages what would resonate with everyone.
“You can see the view to the backyard with the palm trees the moment you walk in, and you feel like you are in a luxury resort,” he said.
Built in a U-shape, the wings of the home wrap around the pool and backyard. The floor plan makes 11,445 square feet seem intimate yet still offers excellent flow for entertaining. Of course, adding to the intimacy is the fact it has been beautifully staged by the team at George Bass Stage & Design. Staging allows a house to feel like a home, and without it, buyers can be overwhelmed and certainly confused about spatial definition.
Bass used neutrals to complement the gorgeous finish-out by designer Tanya Taylor, who has exquisite taste. I had a hard time getting past the Silver Wave marble from Il Granito on the fireplace in the living room and in the bar. It looks like an exotic ice cream you can’t wait to scoop up and devour.
Bass even created some custom pieces for the home.
“The layout is extraordinary, and it’s actually an easy house to live in and entertain in,” Bass said. “This was a great collaboration. We love working with Crescent Estates. It’s been a long time since I’ve been in a house that I felt had everything.”
One of those things that needs to be copied by every builder, in my opinion, is a second level two-bedroom, two-bathroom guest quarters with a kitchen and living room. This one lies just past the family room fireplace. It makes so much sense for multi-generational living or a live-in nanny. Don’t worry, there is another two-room guest suite beyond the family room and an entertainment pavilion with a fireplace and a kitchen.
The warm and inviting public-facing kitchen has everything you can imagine and is open to a large family area. Prep work takes place in the prep kitchen, of course!
Another of my favorite things about this Crescent Estates mansion is the primary bedroom. Dual bathrooms were built on either side of a private courtyard. It’s really something you have to see to appreciate fully. It’s ingenious.
Every amenity has been considered, including a media room, a game room, a 42-foot pool, a spa, a temperature-controlled patio, a regulation-sized tennis court, and a putting green.
In addition to every amenity imaginable, the home has an oversized six-car garage with a motor court area.
