With the recent lease signing by a global law firm, a forthcoming Knox Street high-rise has hit 100% occupancy.
Earlier this month, Paul Hastings LLP announced it secured a long-term lease for 37,000 square feet of space at the Knox Street development, a three-tower project expected to be completed between late 2026 and early 2027.
Once complete, the four-acre site will include the Knox Hotel and Residences, with 140 hotel rooms and 48 “ultra-luxury” condos ranging from 2,500 to over 15,000 square feet. Auberge Resorts Collection will manage the hotel, which will be designed by Martin Brudnizki Design Studio.
The second tower will rise 27 stories and include 173 multifamily units.
The third building, Fronting Knox Street, is a 150,000-square-foot office building that will be nine stories high and have two floors of restaurants and retail. It will include a fitness center and café and be anchored by Dallas-based ISN Software Corporation.
Construction on the massive project kicked off in December 2023. Beal Bank, based in Plano, financed the development with a $619.4 million loan.
The project is a joint partnership between BDT & MSD Partners, working on behalf of Dell Technologies founder Michael Dell and others, alongside Trammel Crow Co., The Retail Connection, and Highland Park Village Associates.
Paul Hastings LLP undertook the lease as part of its plans to expand its footprint in the Lone Star State. The law firm says it tripled the number of its employees in Texas and expects to employ 100 staff by early next year. Currently, the firm has around 30 lawyers working in Dallas at the Trammell Crow Center on Ross Avenue.
“The impetus was to grow in Texas because of the tremendous Texas economy; the tremendous need for our firm’s national, international clients to have a more significant presence in Texas,” Paul Genender, co-chair of Paul Hasting LLP offices in Texas, told the Dallas Business Journal.
