Another huge industrial development is coming to Southern Dallas County. This time, it’s a warehouse project.

Ohio-based logistics firm TRG is developing a two-building business park that spans 1.6 million square feet in Wilmer. The Core45 industrial project is located south of downtown Dallas at 1690 E. Pleasant Run Road near I-45. According to The Dallas Morning News, that is a mile away from Union Pacific’s Dallas Intermodal Terminal.

The project is a collaboration between Dallas’ Stream Realty Partners and construction firm Threecore. Stream Realty is leasing the speculative business park while funding for the project is provided by Grandview Partners.

Per The Dallas Morning News, Threecore’s president, Ray Catlin, said that the parties are excited about the project. “We could not be more excited to kick off our Core45 development in the booming South Dallas industrial market,” Catlin said.

Matt Dornak with Stream Realty said in a statement that the project is a “much-needed development” that will prove functional for tenants whose businesses require 300,000 square feet or more.

Like Threecore’s Catlin, Dornak also expressed excitement to be a part of the development project. “We could not be more excited to partner with TRG and Grandview on this development and help bring more tenants to Wilmer, a city that continues to be an attractive location for major companies looking to move to Dallas-Fort Worth,” he said.

According to The Dallas Morning News, the distribution district along Interstates 45 and 20 is home to North Texas’ hottest warehouse buildings, with over 16.5 million square feet of projects in the works. The buildings in the area already house operations for companies such as Ace Hardware, Amazon, Proctor & Gamble, Whirlpool, and Unilever.
