More than two years after redevelopment of the former Collin Creek Mall site began, construction of hundreds of single-family homes is expected to start early next year in Plano.

Centurion American Development Group CEO Mehrdad Moayedi told The Dallas Morning News in December that a part of the project has been delayed by the installation of storm drains. “We’ve made a lot of progress but still have a bit more to do. It was supposed to be done almost a year ago.”

Centurion is building a $1 billion mixed-use community that includes eight acres of green space and a combined 368,000 square feet of retail, restaurant, and service space. The residential component of Collin Creek consists of 500 single-family homes built by Brightland Homes, Mattamy Homes, and Ashton Woods. None of the builders has listed sell prices for the “upscale” houses.

The project is also meant to include 2,300 multifamily apartment units, 1.3 million square feet of office space, and a 200-room hotel.

Officials broke ground at Collin Creek in late 2021, with Centurion working with the City of Plano to build an underground parking garage, replace storm drains, and demolish much of the mall near U.S. Highway 75.

“The new retail can’t go forward until the storm drain is finished,” Moayedi told the DMN.

The newspaper also reported that the remaining section of Collin Creek will be renovated for retail and commercial use. Three large culverts carrying Spring Creek beneath new buildings at the site will replace older water tunnels that have been there since the mall was built in the early 1980s.
