The City of Garland is considering rezoning a large plot of land near the forthcoming Atlético Dallas soccer complex for use as a large entertainment district.

A proposal was made to the Garland Plan Commission to turn a 127-acre site into a large entertainment and commerce hub. The city-initiated rezoning application would transform the area around Holford Road and President George Bush Turnpike.

The plan requires that the site’s zoning change to allow for restaurants, apartments, and retail. The Holford entertainment district project, as it is known, would focus on walkability and trails, says the city’s director of planning and development, Nabila Nur.

Nur told the commissioners that a full-service hotel would complement the upcoming soccer complex. However, current “urban business” zoning does not allow a hotel to be built, he said, per the Dallas Business Journal.

Once complete, Atlético Dallas will use the nearby $70 million soccer complex as its headquarters and training facility. It will include upwards of eight fields, dining areas, and a youth soccer academy. Construction on the project is slated to kick off next year and is expected to be completed by 2027.

While no action was taken at the recent meeting, the Garland Plan Commission is expected to officially consider the rezoning proposal for the entertainment district on August 25, which is likely to be forwarded to the Garland City Council on September 16.
