The build-out of an office suite for Chicago Title at the luxury mixed-use development The Quad in Uptown Dallas is expected to be complete by the end of April.
According to a Texas Department of Licensing and Regulation filing, the estimated construction cost is $1 million for the 16,677-square-foot space. Chicago Title is the first company to lease office space at the 12-story riser owned by Dallas-based Stream Realty Partners.
“It is expected to deliver in the first quarter of 2024,” according to a news release. “Chicago Title has officed at 2828 Routh St., an existing building on the same site as The QUAD, for over a decade. The new project plays a key role in the rebirth of the Quadrangle, which once was Dallas’ first mixed-use development dating back to 1966.”
As previously reported by The Dallas Express, Dallas’ Development Services Department under City Manager T.C. Broadnax has suffered periodic backlogs and various inefficiencies in operations that have cost builders and inhibited development projects in the city.
The Quad features a penthouse amenity club with an outdoor terrace that offers views of Uptown, and a conference center. In total, the building offers more than 345,000 square feet of office space and a fitness studio. Five free-standing retailers surround the property, and more than 200 restaurants, 17 entertainment venues, and 5,900 hotel rooms are near the area.

Beyond our lease with Chicago Title, we are engaged with several hundred thousand square feet of prospects whose timelines match well with our 2024 delivery.”
The Dallas Morning News reported in December that Written by the Seasons, Two Hands, and three other restaurants that have not been named will open at The Quad this year or in 2025.
