A local developer has kicked off construction on a new industrial business park in Frisco.
Dallas-based industrial real estate developer Dalfen Industrial has officially broken ground on the Frisco Trade Center on Rockhill Parkway. The 575,000-square-foot industrial park will feature three new industrial warehouse buildings conveniently located near the new PGA of America headquarters and a short drive from DFW International.
“We are excited to bring this cutting-edge industrial park to Frisco in partnership with JLL,” said Sean Dalfen, CEO of Dalfen Industrial, in a June news release. “With its strategic location near major transportation routes and surrounded by a growing community, this property will provide exceptional opportunities for businesses seeking prime industrial space.”
With a new trade center heading to the area, Frisco will become an even more potent location for businesses to flourish, according to John Lettieri, a market officer at Dalfen Industrial.
“Frisco’s rapid growth and ability to attract both residents and companies to the city have quickly made what was once a pioneering location into an infill destination suburb of the metroplex,” said Lettieri. “With limited land left for development, this project will provide the area with the needed warehouse space for the local economy to continue to thrive.”
The first warehouse building to break ground at the Frisco Trade Center site is a 262,354-square-foot warehouse facility, while the other two will each be 159,451 square feet. All three buildings are rear-load facilities with large truck courts featuring varying clear heights and dock-high doors.
“The combination of spacious facilities, ample truck courts, and a convenient location near major highways makes the Frisco Trade Center an ideal choice for tenants,” said JLL Managing Director Nathan Orbin. “We are excited to assist Dalfen Industrial in finding the right tenants who will thrive in this dynamic environment.”
The Frisco Trade Center is projected to be delivered sometime in the fourth quarter of 2023. The facility is currently being leased by JLL Kurt Griffin, Nathan Orbin, and Dalton Knipe on behalf of Dalfen Industrial.
Upon its delivery later this year, Dalfen Industrial expects the Frisco Trade Center to have even greater appeal for future businesses, given the communities in the surrounding areas of Frisco, Allen, and McKinney.
“With more people calling this region home, there is an increased demand for goods and services. This industrial development aligns perfectly with this trend, providing the infrastructure needed for businesses to thrive and cater to the needs of the expanding population, particularly in this outstanding last-mile location,” said Griffin.
While Frisco has become a major hotspot for real estate development in Texas, the City of Dallas has seen its share of construction activity decelerate over the years, in part due to the City’s slow and burdensome building permit process that developed into a multiyear backlog under City Manager T.C. Broadnax.
The Dallas Express reached out to Jessica Wozniak at JLL for more information about the future Frisco Trade Center but did not receive a response by the time of publication.
