Real estate firm RUE has acquired its newest property on Tennyson Street in Denver, Colorado.
The purchase marks the third purchase in the neighborhood for the Dallas-based firm. RUE locked down the 4100 Tennyson St. property in late October for $1.9 million. The roughly 6,000-square-foot corner retail property located in Denver’s Berkeley neighborhood is fully occupied.
RUE was founded in 2018 by Jeremy Zidell, a University of Texas graduate with 17 years of experience in the real estate game. Zidell has a reputation for “curating boutique but highly potent retail projects,” like Dallas’ own Knox St.
According to RUE’s website, the company has worked on at least nine projects in Dallas alone, including a 140,000-square foot office on Riveredge Dr., Shop at Turtle Creek Village, and the 1.3 million square foot building, The National, the largest adaptive reuse project in the state.
The latest project is not the first time RUE has ventured outside of Dallas, or even outside of Texas, for that matter. The newly acquired property is currently home to five tenants: two thrift stores, a tattoo parlor, a bar, and a print shop. After another prospective buyer’s contract fell through, Zidell decided to pull the trigger and buy the location.
“My focus has always been in urban core environments across the country,” says Zidell, per the Denver Post.
Zidell does not have any immediate plans to change 4100 Tennyson. However, RUE has already been hard at work refreshing a formerly vacant antique shop across the street into a now bustling retail corner. RUE bought 3985 Tennyson St. for $2.5 million in 2021. Before that, the property sat vacant for five years after experiencing a fire in 2016.
RUE also boasts 4363 Tennyson St. in its portfolio, the home of restaurant Cozy Cottage. Together, the three properties represent the company’s entire holdings in Colorado.
“Denver is one of the best cities in the country. It has incredible fundamentals,” said Zidell.
