Columbus Realty Partners Ltd. has taken the next step in its project to bring a new apartment community to the Fields West urban village.

Columbus Realty filed plans with the Texas Department of Licensing and Regulation for the new construction project at 5100 Owensboro Drive in Frisco. The submission shows plans for a 291,000-square-foot construction of two wood-framed multi-family for-rent apartment buildings. Columbus Realty plans to construct one of the buildings slab-on-grade and the other over a retail podium.

The new development in Fields West is part of the 2,500-acre Fields development located along Panther Creek Parkway and the Dallas North Tollway. Once complete, the broader development, a partnership between Hunt Realty Investments Inc., The Karahan Cos., Chief Partners, and Cross Tie Capital, is expected to be valued at over $10 billion.

“The scenic 180-acre corporate village of Fields West sits right in the center of the Frisco community, an upscale city bursting with culture, nightlife, fashion, parks and nature, music festivals, sporting events and much more,” reads a description on the Fields West website.

Infrastructure work on the new Columbus Realty project began in 2024, and building construction is slated to start in September of this year. The apartments will be divided into three phases, with the first units expected to be completed by early 2027.

So far, no name has been revealed for the forthcoming apartment complex.

Fields West is currently expecting 1,141 apartments at full build-out. The community will also house retail stores, restaurants, office space, and two hotels.

Fields is known for being the home of the PGA of America’s headquarters and two 18-hole championship golf courses. The community will host at least two major golf tournaments in the coming decade, including the PGA Championships in 2027 and 2034.

Fields is not the only major project hitting Frisco. Last month, The Dallas Express reported that new details were announced about the Universal Kids Resort opening in the city next year. Some residents are concerned that the new theme park and adjacent 300-room hotel could bring more crime and traffic to the fast-growing neighborhood.
