AMLI Residential Properties LP wants to demolish the former AT&T dorms in Irving and build a multifamily complex instead.
Chicago-based AMLI wants to bring high-end living to the former AT&T property on Colwell Boulevard, south of Royal Lane. The company has submitted a zoning change request for the site to the Irving City Council, which could vote on the matter on April 10. AT&T left the space in 2023 and intends to sell the property to AMLI.
The development on the roughly 13-acre site would include 406 units. It would replace the existing 304 units, which are housed in a dozen three-story dorm buildings.
Staff with the City of Irving say they have received 19 letters supporting the redevelopment project, including one from AT&T, the current owner. The letters highlight the need for high-quality rental options for employees of the community’s businesses. The site sits across Las Colinas Boulevard from Exxon Mobil’s former headquarters.
If all goes according to plan, the existing 12 dorm buildings will be replaced by six apartment buildings, four townhome-style buildings, small parks, a sports court, and a 4,000-square-foot community center.
AMLI operates at least 11 residential buildings in North Texas, according to its website. These include two developments in Dallas: AMLI Fountain Place on N. Field Street and AMLI Quadrangle on Howell Street.
Late last year, The Dallas Express reported that AMLI was planning another demolition and redevelopment project in North Texas, this time in Addison. The company is replacing the Midway Square Shopping Center at 14833 Midway Road for a residential and retail project.
The shopping complex’s site will ultimately be incorporated into the existing adjoining property, creating an eight-acre lot for the AMLI Treehouse development. Pre-leasing for the development begins in Q1 2026, and residents are expected to start moving in during the subsequent quarter.
