Here is more from Candy’sDirt on this luxurious home:
It’s agonizing when I know a dramatic California Modern is on its way but just not quite ready for the reveal. Happily, today, I can tell you all about it!
Two of the most important things to know are that it’s in Preston Hollow and was meticulously designed and built by Atrium Fine Homes, which only creates about 12 custom homes annually. Each one is different and extraordinary because Jojy Koshy loves what he does.
Koshy is the founder of Atrium Fine Homes and travels internationally to find inspiration and source materials. “We are always looking to create one-of-a-kind homes with unique materials,” Koshy said.
This California Modern is on just under an acre and will have your attention from the moment you arrive at the sculptural metal gate. The home is finished with more organic materials to impart a natural feeling. It includes Cumaru wood paneling and ceilings, Overture Cadenze Brazilian oak flooring, limestone from Portugal designed specifically for the home, and exotic stonework from six countries. The open floor plan features soaring ceilings and 97 oversized windows and doors to create that indoor-outdoor living experience. However, the dramatic staircase will have your jaw on the floor. It’s a work of art.
The fact that the George Bass Stage & Design team worked their magic on the house makes it resonate with buyers even more. It’s impossible to understand how a house lives without appropriate staging. Spaces can seem overwhelming and cold, but stage it properly, and it takes the wow factor to a new level.
This dramatic California Modern has 11,824 square feet and includes six bedrooms, six-and-a-half bathrooms, an elevator, and a five-car garage. There’s a sizable prep kitchen and the all-important panic room/storm shelter. Koshy stopped doing formal living and dining spaces but has integrated a central gallery in this home that is the right scale with views to the front and back of the property. “It gives a nice harmony, and you could use the space every day.
Koshy used large slabs on many indoor and outdoor walls to mimic artwork while focusing on substantial art walls inside because buyers at this level have art collections. Sight lines were critical, as evidenced by the placement of the windows and floor-to-ceiling doors, which frame the views.
One of the most arresting rooms in the home is the two-story formal study. The remarkable fireplace is surrounded by windows with views of the front yard and that sculptural gate. A spiral staircase leads to the study’s second level.
The owner’s suite has its own wing on the main floor and is also surrounded by floor-to-ceiling windows, complete with a breathtaking White Patagonia stone fireplace anchoring the room. The principal bathroom could double for the nicest spa you’ve seen in years with a Caldia marble bath, dual vanities, dual water closets, a walk-in shower, a private outdoor shower area, and a showroom-principal closet.
A cabana with a full bath and kitchenette offers the flexibility to act as a sixth bedroom with privacy for guests or an exercise room. There is a covered living and kitchen area outside, and an outdoor staircase leads to a turfed upper-deck entertainment space that overlooks the entire backyard.
“I’m most proud of being able to create a large home without interfering with the landscape,” Koshy said. “We believe in natural integration and develop to fit the site harmoniously.”
“There is nothing like this on the market right now, Compass listing agent Mark Cain said. “It’s the pinnacle of luxury.”
