Rockwall City Council has green-lit two new developments, which will welcome around 1,000 new homes to the area.
On March 17, the city council approved plans for Juniper’s first two construction phases and a master plan for the development. Approval was also granted for a zoning change request for the Erwin Farms development.
The Juniper community is a joint project between Rockwall-based developer Michael Joyce Properties and Canada’s Qualico Developments Inc. Located at the corner of John King Boulevard and South Goliad Street, it will cover around 526 acres and include 885 homes.
“The Juniper development team is committed to creating a community that values the preservation of green space and also brings the connectivity and lifestyle amenities that current and future residents of the area will enjoy for years to come,” reads a description on the development’s webpage.
The developers plan over seven acres of trails and 126 acres of open space, around a quarter of which will be city parkland. The project is expected to take around 11 years and be constructed over six phases.
The Erwin Falls development will be less than a fifth the size of Juniper, at just under a hundred acres. It is located east of North Country Lane and FM 1141 and is led by Dallas-based residential developer Skorburg Co.
Skorburg President Adam Buczek told the Rockwall City Council that houses in Erwin Falls will cost between $700,000 and $1.2 million.
Erwin Falls is projected to be completed in six years, with the infrastructure buildout forecast to take around a year and a half. According to Buczek, the first residents should be welcomed during the second quarter of 2028.
“Skorburg Company specializes in entitling, designing, and developing land for high-quality sustainable residential and mixed-use communities throughout the Dallas-Fort Worth Metroplex,” reads Skorburg’s website.
To date, the developer has completed over 120 projects.
