The construction of several retail shell buildings is expected to begin in April at the International Business Park, according to a state filing.
A combined 27,271 square feet, two of the three properties will include drive-throughs and patios on East Hebron Parkway in Carrollton. The project bears an estimated construction cost of $3 million and includes a delivery date of December 31.
Owned by the Dallas-based Billingsley Company, International Business Park is a 300-acre master-planned development at President George Bush Turnpike and Dallas North Tollway. The campus has 13 office buildings with over 1.7 million square feet of space, 174,000 square feet of retail space, 161,000 square feet of industrial space, and 940 apartments.
At full build-out, it will include 35 buildings home to about 170 companies and 21,000 employees, with amenities that include 24-hour security, a fitness center, a basketball court, green space, and conference centers. Among its neighbors are the Galleria to the south, “Telecom Corridor” to the east, and Legacy to the north.
“International Business Park received the highest honor in the Low Rise Suburban Office Park category [of the TOBY Awards]. This award not only recognizes the aesthetics of the buildings, but excellence in building management, operating efficiency, tenant retention, emergency planning and community impact,” reads the Billingsley website.
Current tenants include LocaliQ, Fiserv, RamQuest, MEDHOST, Fisher Investments, and Hyundai Capital.
Billingsley’s other master-planned communities in Dallas-Fort Worth are Sloan Corners, Beacon Square, Grapevine Mills Crossing, Two Arts Plaza, Austin Ranch, Cypress Waters, and Mercer Business Park.
The design firm listed on the Texas Department of Licensing and Regulation filing for the International Business Park retail addition is O’Brien Architects of Dallas. Its portfolio includes projects in Farmers Branch, Addison, Grand Prairie, Cypress Waters, Frisco, Southlake, Plano, Dallas, Irving, Fort Worth, and Highland Village.
