Baylor Scott & White’s petition to get 47.4 acres in Frisco rezoned for a high-rise healthcare facility was met with success on Wednesday.

The largest not-for-profit hospital system in Texas bought the land previously zoned for industrial and commercial use from Jerry Jones’ Blue Star Land last summer.

On Tuesday, the City of Frisco Planning & Zoning Commission approved rezoning of the land for Office-2, which allows the development and construction of mid- and high-rise buildings for professional, financial, and medical services.

The commission determined that “Office-2 zoning is appropriate for this property due to its location at the intersection of Dallas North Tollway and PGA Parkway. Further, Office-2 zoning allows for unlimited height but requires greater setbacks when adjacent to single-family, two-family, or patio-home residential.”

The property does not border these kinds of residential districts, and the commission decided that the new zone designation is compatible with the non-residential zoning that exists to the east and south, according to Frisco Enterprise.

Baylor Scott & White plans to build a high-rise health complex on the property, which lies east of the DNT, near the new PGA of America’s new headquarters.

Plans for the facility are not yet finalized, but developments will be shared in the coming months, Baylor Scott & White assured The Dallas Morning News.

Other medical centers already lining the tollway include competitor Texas Health Frisco and the Scottish Rite for Children Orthopedic and Sports Medicine Center.
