In less than a month, construction is slated to commence on the pavilion and parking garage tied to a new Baylor Scott & White Health medical complex near the PGA of America campus in Frisco.
A filing with the Texas Department of Licensing and Regulation shows a nearly 409,000-square-foot development is set to get underway on Nov. 30. near Frisco St. and Everwell Dr. The work on the new construction project, with an estimated cost of $49 million, spans a medical office building and a five-level parking garage, according to the filing.
The work appears to coincide with a larger Baylor Scott & White development that is set to include a $265 million hospital building and a central utility plant, which was further detailed in a separate filing in January.
The start date for construction on the pavilion and parking garage is set for November 30, with a completion date of May 2025.
HKS Inc., which is based in Dallas, is listed as the design firm on the TDLR filing.
Frisco Planning & Zoning Commission members recommended to City Council members in June 2022 to rezone more than 47 acres at the site east of the Dallas North Tollway for the larger BSWH complex, according to a report from the Dallas Business Journal. Baylor Scott & White acquired the land from Cowboys owner Jerry Jones’ Blue Star Land in June 2021.
The property previously was zoned for industrial and retail use, but Baylor Scott & White sought to shift to a permit that would allow unlimited height development for service providers, according to the report.
The project is expected to help anchor a medical district that would serve Collin County’s communities, which holds a headcount that is projected to double to 2.4 million by 2050. Texas Health Frisco, Scottish Rite, Children’s Health, Medical City, and Cook Children’s have facilities nearby or under construction, the Dallas Morning News reported in January.
A not-for-profit healthcare system, Baylor Scott & White also operates a sports medicine office at The Star in Frisco — the headquarters of the Dallas Cowboys — and has facilities across Dallas-Fort Worth and beyond.
