Construction on the Quadrangle development in Uptown Dallas started on March 10. According to The Dallas Morning News, the project is the third development on the one-block commercial complex near McKinney Avenue.
Several renovations have been done on the Quadrangle since it was built in 1966. Per The DMN, it was originally built as a Southwestern-style compound of unique shops and small office spaces. A renovation in the 1980s added an office building and changed the original exterior of most of the buildings in the compound.
In 2019, Stream Realty Partners acquired the property and recruited Dallas architect Omniplan to design the most recent redevelopment, which will make it a mixed-use complex.
According to D Magazine, the latest project, rebranded as The Quad, includes the construction of a twelve-story office tower plus new retail space on the property at Howell and Routh streets. It will also include a conference center, an amenity center with a tenant lounge, and a club on the top floor.
The office building will offer 335,000 square feet of workspace. It will also feature a group of retail bungalow-like buildings with 15,000 square feet of space for retail tenants. The retail facilities will also be available for rent as restaurant space.
Ramsey March, managing director of Stream Realty, said that the redevelopment of Quadrangle will make way for a wide range of tenants “from banks and law firms to professional service firms.”
March believes that the project will make The Quad a spectacular sight to behold. “When we see companies coming from California and other parts of the country that look at Uptown, we think this project will stand out,” he said.
Stream Realty Partners said that the construction would take about two years. “It will be about a two-year construction process. “We will be completed in the first quarter of 2024,” said March.
According to the developers, construction on the project should have started in 2020 with its opening set this year; however, the pandemic disrupted the original timeline.
