A new study claims that Northeast Dallas is the most sought-after neighborhood for homebuyers in the United States, at least according to Zillow clicks.

HouseFresh, a product review organization specializing in indoor air quality devices, conducted the study by analyzing view data for the sales listings on Zillow. The firm looked at neighborhoods in the 100 most populated cities and concluded that Northeast Dallas was far and away the most popular, with more than 36,000 daily Zillow views.

Piquing interest in the neighborhood by potential homebuyers comes at an interesting time for Dallas. On the one hand, inefficiencies and crippling backlogs in single-family home permitting have showed slight signs of improvement, but on the other, the city’s violent crime remains stubbornly high. Dallas logged 90 murders this year as of Sunday, April 16 — a 25% increase over the same time in 2022.

Northeast Dallas proper runs from White Rock Creek to U.S. Highway 75, hemmed in by Skillman Street and Abrams Road to the north and Mockingbird Lane to the south. While most of the neighborhood is residential, it also includes a stretch of Greenville Avenue, which contains plenty of restaurants and bars.

However, as noted by CultureMap Dallas, Zillow has a much more expansive view of the neighborhood, claiming it stretches out past Lake Highlands and Interstate 635 to the northeast and as far south as Downtown and Deep Ellum. By that definition, the average home costs $438,340 with a one-year value change of +4.2%.

Still, the price is pretty competitive compared to some of the other neighborhoods on HouseFresh’s top 10 list. The average home in Hollywood Hills costs $2.3 million. In the Upper East Side neighborhood of New York City, the typical house would cost homebuyers $1.43 million.
