A large new mixed-use development on Henderson Avenue in Dallas broke ground on Monday.

The development, Henderson East, will be situated on a quarter-mile vacant strip between Glencoe Street and McMillan Avenue. Acadia Realty Trust in New York and Dallas-based developer Ignite-Rebeese are finishing the project.

Once completed, the roughly 161,000-square-foot development will include 75,000 square feet of retail, 12,000 square feet of restaurant space, and 74,000 square feet of office space, all in one walkable location. The office space is expected to be the first in North Texas to be “hotelized,” as CultureMap reported. Tenants will have access to amenities like on-site food and beverage and professionally trained hospitality staff.

GFF, an architecture firm based in Dallas, designed the Henderson development. All 10 buildings will be architecturally unique, with landscaped pathways and public spaces covering the property. The new development will also include 500 parking spaces hidden underground.

“This project will spark a renaissance of Henderson Avenue. In addition to becoming a mecca for cutting-edge retail, Henderson Ave. will soon feature an array of stellar new restaurants within the development and up and down the street that will make it one of the most exciting and interesting food and beverage destinations in Dallas,” says Tristan Simon, co-founder of Ignite-Rebees, per Culture Map.

Simon is no stranger to Henderson Ave. projects. In the 2000s, he launched multiple successful restaurants on the street, including The Porch, Hibiscus, Fireside Pies, and Victor Tangos.

Simon’s partner and Ignite-Rebees co-founder, Mark Masinter, started Dallas-based Open Realty. Open Realty, along with Simon and Los Angeles-based CIM Group, purchased multiple properties along Henderson Avenue in 2012, including the site currently being developed. Ten years later, in 2022, Acadia Realty Trust acquired the portfolio of properties.

Masinter believes Henderson East’s amenities and layout will help companies draw their employees back into the office. To get people back to their desks, “fresh solutions are needed,” he says.

The Henderson Avenue development is expected to be completed in Fall 2026.
