The plans to open Margaritaville-themed communities across the state of Texas have sped up with the announcement of a Margaritaville resort opening in South Padre in the spring of 2023.

Highline Hospitality Partners will convert the newly acquired Pearl South Padre Beach Resort into a vacation experience inspired by the lyrics and lifestyle of singer and songwriter Jimmy Buffett, KXAN reported.

The company told KXAN, “The resort will feature 200 rooms and suites as well as beachfront residence condos in one, two, or three-bedroom configurations. The property is the only all-ocean view resort in the area, boasting a private balcony and views of the Gulf of Mexico in every room.”

The announcement of the Highline Hospitality Partners’ plans for the South Padre resort was made on October 21, just a few months after Margaritaville and Minto Communities USA announced in a press release that Latitude Margaritaville is expanding into Texas.

The Latitude Margaritaville communities are designed for people aged 55 and older, offering resort-style amenities which bring to mind Jimmy Buffett’s “passion for tropical escape and relaxation.” The press release shares that residents can take advantage of live entertainment, Margaritaville-style drinks and food, a fitness center, and programs for education and art.

With three communities currently operating in Panama City Beach, Daytona Beach, and Hilton Head Island, Latitude Margaritaville was ranked the nation’s most popular active adult community of 2018 by 55Places.com and the Best 55+ Community of the Year in 2019 by the National Association of Home Builders.

The Latitude Margaritaville communities project will target Dallas, Austin, and Houston, which all meet specific criteria, such as sufficient land, a temperate climate, and proximity to an airport, among others, the press release revealed.

Jim Wiseman, the president of development at Margaritaville, stated, “The Margaritaville brand has a strong foundation in Texas. The state represents tremendous opportunity as we expand the development of Latitude Margaritaville communities. We look forward to bringing our iconic lifestyle to the Southwest.”

The newly-appointed vice president of acquisition and development for Minto Communities in Texas, Scott Rogers, will be based out of Dallas while each new market in Dallas, Austin, and Houston is developed.
