The new Dallas Weir’s Plaza Tower is a 12-story office and retail building on Knox Street at the edge of Highland Park. After more than 2 years of construction, the “world-class” high-rise was fully leased before opening its doors, at some of the highest prices in the history of the Dallas area.
Some of the space in Weir’s Plaza goes for more than $50 per square foot, according to realtors. The premium office property has attracted some big names as tenants, including the Kirkland & Ellis law firm, Fortress Investment, and Arctos Sports.
Justin Schoellkopf, co-founder and managing partner of the project’s developer, Four Rivers Capital, proudly announced: “We are 100% leased during a pandemic. And we are one of the real estate product types that got hit the hardest — office. People are surprised at the success we had during COVID when we were doing 90% of our construction.”
Crafted by Dallas-based GFF Architects, Weir’s Plaza Tower features 250,000 square feet of new office space atop 12,000 square feet of retail space alongside Knox. Its second-floor offices feature expansive outdoor terraces overlooking the Knox commercial area, while third-level tenants have a private lounge, an outdoor patio, and a fitness center.
The $155 million development also includes the more than 100-year-old Highland Park Pharmacy building at the intersection of Knox and Travis Streets. The new development will place four restaurants on the Knox Street side, one of which will be built into the Highland Park Pharmacy building.
The plaza is built on the site of its namesake, well-known Weir’s Furniture Store. The furniture retailer closed its 70-year-old store on Knox in early 2019 in order to clear space for the tower.
Weir’s Furniture now has a new 28,000-square-foot flagship store facing Travis. Its new location is expected to open by the end of the first quarter.
Weir’s Plaza is up among three office projects opening north of Dallas’ downtown core this year as DFW experiences a resurgence in office demand.
