The Dallas City Council held a vote on February 7 to approve or deny a proposal for a new apartment complex to be located between the DART stop at Mockingbird Station in Dallas and a nearby Kroger.

Developers of the Trammell Crow Company are looking to build a new apartment complex in the space that would include roughly 429 affordable apartments.

The developers aim to make 20% of the Mockingbird Station apartments affordable for residents making less than 80% of the city’s median income. In turn, they are asking the city for $29 million in tax incentives.

The city council voted on the $117 million Mockingbird Station project earlier this week. The proposal was ultimately approved, Councilman Chad West shared.

“We can work together as a city to close our affordable housing gap,” West stated.

Councilman West added, “We are taking a surface parking lot that is 725 spaces, and we are converting it into something we need in the city desperately.”

Some residents, however, are not thrilled with the approval of the apartments at Mockingbird Station. Local resident Roddy Gray is not supportive of the new development.

“Me personally, I’m not for it. It would be expensive, and it would be a little much, I think. We’re going to end up paying for it,” Gray shared while speaking with NBC DFW. “And I’m going to be parking underground, not going to be out enjoying the weather.”

The Mockingbird Station apartment complex would include a parking garage as well. The proposal is being eyed for its beneficial “park and ride” feature and use of parking lot areas.

It would allow renters to utilize close-by transit, the DART stop at Mockingbird Station, for their needs. The money for the project would come from the tax increment financing if approved by the city.
