Frisco’s ‘Hole by the Tollway’ is set to experience a massive $3 billion overhaul with the planned construction of Class A office space, retail, hotels, luxury apartments, and a high-end grocery.
You may have passed it while driving through Frisco. The aptly named ‘Hole by the Tollway’ is the 28-acre site on the southeast corner of Lebanon Road and Dallas Parkway. It was given its nickname after construction of the planned $2 billion Wade Park development never materialized.
Now, an even bigger project is in the works that will eventually sit on 112 acres.
Named ‘The Mix,’ Frisco’s City Council approved the $3 billion refresh on October 15.
As part of the plan, the city will provide $113.4 million in initial incentive-based funding for the development, contingent upon including specific components, like a medical office, grocery store, and an underground parking garage that can accommodate 2,250 vehicles.
“Frisco’s first mixed-experience development that brings the unexpected to the North Platinum Corridor. A blend of architectural styles and design all focused around a 9-acre central park that serves as the development’s inspiration for bringing the outside in and the inside out. Allowing the residents and visitors of Frisco an abundance of adventure, encounters, and possibilities all in a single, spectacular setting – one place, infinite experiences,” reads the description of the development on its website.
Once complete, The Mix will be home to two hotels, 375,000 square feet of retail, hundreds of homes, and two million square feet of Class A office space.
“We are pleased to receive the city council’s approval and are excited to begin construction on this transformative project,” said The Mix’s head of development, Tim Campbell, per D Magazine.
Frisco Council Member Laura Rummell is happy to see the location move forward after the first development attempt fell through.
“I cannot wait to see a bulldozer out there and see something out there changing,” she said, per Frisco Enterprise.
Frisco Mayor Jeff Cheney echoed the sentiment.
“I’ve often said the final story of what was once called Wade Park will be a positive one… Now rebranded as The Mix, tonight marks the next chapter in this development story,” said Cheney.
