Pilot Point, a city in Denton County, will expand with a 3,000-home development project expected to be completed by 2026.
The developer, Centurion American Development Group, announced that it had acquired 1,050 north of Mobberly Road, between Lights Ranch and Hames Roads.
“The City of Pilot Point has been an exemplary partner over the years,” Mehrdad Moayedi, CEO of Centurion American, said in a statement, reported Dallas Innovates. “We’re excited to play a role in the growth and development that is creating communities through this highly sought-after area of Denton County.”
The new development, Bryson Ranch, is ideally situated for residents who commute to Dallas, Denton, and Collin Counties and will be close to Lake Ray Roberts. It will feature lots ranging in size from 40 to 60 feet, as well as 120 25-foot x 95-foot townhome lots, according to Dallas Innovates.
The development will include four amenity centers, two of which will feature pools and fitness centers, reported KDAF. A two-acre space has also been set aside for a future facility to house emergency services.
Centurion American is expected to work with various builders, including DR Horton, Beazer, First Texas, Ashton Woods, and M/I Homes, per KDAF.
“This project is a continuation of the growth in the area,” said Rex Glendenning, who represented both parties in the deal, reported Dallas Business Journal. “I think it’s a major milestone for the city of Pilot Point regarding their growth, which is just now really beginning.”
Glendenning explained that Centurion American has been working on this project for years.
“I’ve assembled 6,000 acres for Centurion out there in that market between Celina and Pilot Point,” he said, per DBJ. “Centurion saw this wave coming about a decade ago and is continually looking to seize that opportunity.”
Bryson Ranch is the latest Centurion American development in Pilot Point, joining Creekview and Mobberly Farms. Between the three projects, Centurion American plans to build more than 7,300 homes.
Construction on Bryson Ranch is expected to begin later this year.
